Buying & Selling

Buying

The process for purchasing a property in Scotland is different from England. The key steps to successfully purchasing a property are listed below.

Key steps for buyers:

• Instruct your solicitor to note your interest
• Make a successful offer on the closing date
• Make sure you meet any conditions attached to the sale
• Complete the sale by arranging transfer of funds and a move in date

Selling

When selling your property there are a number of things you can do to help attract serious buyers and get the best possible price for your property.

Remember to arrange for a Home Report to be  carried out on your property as soon as possible. A Home Report is essential to the sale of your home and is a legal requirement. It can be a useful document, benchmarking the value of your home.

Tips for sellers:

• Do any minor repairs
• Make sure the front of your house is tidy, especially the garden
• Keep any pets out of the way
• Give people time to look round your property
• Make sure people can easily identify your property, e.g. house number and name clearly displayed and for sale sign where appropriate
• If you are doing some re-decorating use light neutral colours
• Make your home warm and welcoming for visitors
• Tidy and clean your home removing any clutter

We will guide you through each step in the process and make sure everything goes as smoothly as possible.
