One of the biggest changes people will go through in life is moving house. And at such times, they will need advice to ensure the process goes as smoothly as possible. A frequent query people have when considering a move related to the timing. Of course, this is determined by personal circumstances, the nature of the property and whatever else is happening in the market at that time.

Personal circumstances may mean there is no real option as the move has to be made now.  Other situations may require more future planning around factors such as minimising disruption to work commitments or schooling.

Your homes from a viewers’ perspective
Some properties, particularly flats and apartments, are fairly “season neutral” whereas others, such as those with attractive landscaped gardens, will be at their best when plants are in full bloom in the summer. These homes are considered “lifestyle” properties with defining features. Of course, if you are in a position to make an informed and well-timed decision, take time to think about your home from the buying viewer’s perspective.

One man’s asset can be another man’s liability.  A well-tended garden can look attractive in the selling particulars but may appear to a viewer as a wasted weekend afternoon cutting grass!  It is worth trying to understand your property’s strengths and weaknesses and evaluate it from the potential buyers’ perspective, which could be when it looks its best in a low maintenance light!

Influencing factors
Besides a subjective analysis, external events can’t be ignored as we have seen with the recent impact of new property taxes.  The cost of their impact inevitably influences buyer behaviour.  We have represented clients whose plans have been disrupted by local planning projects, job and income uncertainty and macro-economic events.

So, when is the right time?  Ultimately the housing market is just the same as any other commercial environment.  A successful sale will be determined by the level of demand.  The challenge is to identify the perfect moment that suits your personal circumstances, when your property is at its best, and there are plenty of enthusiastic buyers with an interest in your property.

The other side of the equation is to find your new home.  You are now that buyer.  Ideally, there is a match to be made between the best time for you to sell and when you need to buy.  It is such a personal experience that it is a real challenge for advisers to give the answer to the question of when the time is right.  But, if you have a good relationship with your advisor, and can share your personal circumstances and aspirations, then you are a step closer to that answer.
