In a year where many people are worried about prospects for the housing market, there’s a resilience in the residential property market in Perth and its surroundings, not least because so many people continue to want to live and buy property here.

It’s fair to say that the market has cooled slightly since 2022, when we saw Perthshire properties of all types flying off the shelves and easily exceeding their Home Report values. But, in many respects, that’s made the market easier to navigate for both sellers and buyers in 2023; it’s steadier and more predictable. Properties across Perthshire are selling at around, or slightly above, their Home Report values, and once they have accepted an offer sellers can approach their next purchase from a position of strength.

Property hotspots

In terms of demand hotspots, Crieff and Comrie remain as popular as ever, while new-build properties around Perth and Auchterarder are proving popular with working couples and families who want the convenience of a modern home.

Detached bungalows around Perthshire are much sought-after currently, due to the versatility of their layout: the same room could function as bedroom, second sitting room or office from one year to the next. As in the last couple of years, gardens and office space remain high on people’s wish list.

Longer-term, we expect the market to behave similarly over the coming months. While we don’t yet expect the market to regain the excitement of 2022, we do expect the attractions of living in Perthshire–from transport links to good schools to scenery–to support the market. Properties where the price is set fairly should continue to sell well, and those selling can also be confident in their next purchase.
