The residential property market in Perthshire has started the year in fine fettle.

There are strong signs of confidence and optimism around Perthshire, at all levels of the property market, with no signs that the election this year is creating any nervousness. According to our local market specialists, both prices and speed of sales are up on last year.

Whereas last year, properties around Perthshire were tending to sell at around the Home Report value, or only slightly above, buyers this year are often ready to offer more. With demand for properties exceeding supply, it remains a seller’s market, though more properties are being listed every day.

Hot spots and properties

Not surprisingly, the perennial favourites in Perthshire are still the perennial favourites! Crieff, Comrie and St Fillans remain highly sought-after, with many people eager to move to these areas, whether into a traditional Victorian stone-built villa or something more modern.

There’s also growing demand elsewhere. For example, Blairgowrie and the areas around are certainly up and coming, and as we highlighted before Christmas, new-build properties around Perth and Auchterarder are popular, especially with families.

Bungalows are also a favourite across the area, including with older buyers looking to downsize. There’s also a keen appetite for three-and four-bedroom houses, among families and others looking for more space for children or a home office, as well as for a (manageable) garden.

Looking forwards

As for the outlook further into the year, the case for Perthshire’s housing market thriving remains strong. The attractions of the area – from scenery to the wide choice of housing stock to good transport, schools, and leisure options – puts it high on people’s moving wishlists, and there’s little sign of this changing.
