A home valuation is a crucial first step in deciding on a move. But you want it done properly!
One of the first things to do when thinking about moving–even if it’s just a possibility and not a certainty–is to find out the value of your existing home.
Internet searches of prices paid locally can be an interesting start, but that only tells you the price paid for a different property at a different time. Online valuations are a step up in terms of accuracy, but, since no home is the same, they still only tell you so much.
That’s why the gold standard is an in-person valuation.
In-person vs online
Online estate agents have detailed data available about the local market, giving a picture of what people are paying for homes in your area. But that’s very different from assessing your home with their own eyes.
With an in-person valuation, a property specialist can see for themselves the size, condition, location and general feel of your home. Adding these layers of detail on to the online data not only paves the way for a better valuation ,it also enables the valuer to advise you on a tailored marketing plan.
If you’ve been wondering, for example, what might help you get a good price for your home–a new kitchen or bathroom, a paint makeover, some work to make it look less‘ lived-in’–an in-person valuation is the place to start.
Is it free?
It depends who you ask! At Lindsays, our expert property teams will provide a free, in-person valuation, as well as guide you through every step of a sale.
We’ll take a tour of the property, chat about what you’re hoping to do with it, and answer your questions about the sale process. We can also give you tips on the best timings for a sale and what to have done before putting the property on the market or getting photos taken.
Am I locked in?
No, you don’t have to be committed to a sale. The in-person valuation can be a useful first step in deciding whether to move or in discovering how to make your home more marketable. If you opt not to sell, that’s fine.
After the initial visit, we’ll send you an accurate valuation and detailed marketing plan, and then it’s up to you. You could sell the property through Lindsays or decide to stay put.
